Property and Construction

Probably the heyday of real estate development in the Baltics was in 2004-2007. In excess of everything, everyone could survive. In deficit of capital, knowledge and demand, only the strong survive.

LEXTAL has kept it property and construction portfolio before the Baltic states joined EU, in the boom years, and also in the years of correction. For this we also have to thank our clients, who have acted beyond the average market capitalization, knowledge and professionalism and have also taught us something. And vice versa.

In property and construction, the proactive approach is most necessary. While drafting legal documents and correspondence is important, one must understand the source of cash-flows and be dynamic in anticipation of all upcoming possible events and market trends.
We advise several international construction and engineering companies and real estate developers in Vilnius, Riga and Tallinn, covering: shopping centers, residential projects, commercial and office real estate and special engineering companies.

Estonian state has hired LEXTAL as legal advisor of Project Implementation Unit for closing the environmentally damaged areas in Ida-Virumaa. Only in Latvia, our lawyers have managed legal issues for construction objects with total value of more than EUR 200 million.

Our work covers the drafting of contracts governing relationships within the industry, all aspects of procurement and project management, as well as the avoidance and efficient resolution of disputes.

Our dispute avoidance and resolution work includes project doctoring (the proactive management of legal issues involved in project implementation in an effort to anticipate and avoid conflicts), the resolution of conflicts by Alternative Dispute Resolution including mediation, the arbitration of disputes before domestic or international panels of arbitrators, and the resolution of disputes by the courts.
